However, we've learned over the years from selling homes in the Palm Springs area, that there are little changes that can make a huge impact on potential buyers, and can even increase the value of your home! 

Here are a few that you should do right now.

1. Start on the street

An approachable home can make all the difference! A few things to consider doing at a street level: wash the entire exterior, touch up any paint that has weathered over time, remove any overgrown plants and weeds, mow the lawn, and consider adding hardware such as a door knocker or updated numbers to really add that extra “oomph.”

Just what is Coachella?  Coachella has grown to be one of the world's most-loved festivals, which attracts over 200,000 people to the Palm Springs area.  Headliners for this year's festival include The Weeknd, Beyoncé, and Eminem, who will perform both weekends on Friday, Saturday and Sunday, respectively. The Sunmor Estates neighborhood in central Palm Springs is a treasure trove of remarkably well maintained mid-century homes built by the Alexander Construction Company, Robert C. Higgins, and Jack Meiselman in the late 50s and early 60s. Though modest in comparison to many homes built today, these properties are sought after for their clean lines and hip provenance. When considering properties from this era, however, buyers are often forced into a dilemma between style and the economics of low efficiency.

Let’s face it: Single paned windows, non-insulated walls, and deep pools constructed to 1950s standards aren’t the most cost-effective features for a modern-day dwelling.

We're just a month away from the Palm Springs Modernism celebrations and the Paul Kaplan Group team is excited about showing off Palm Springs and everything modern!  We're also looking forward  to continuing the annual tradition of the Modernism Yard Sale! Palm Springs home prices at all time high!

The median home price has surpassed the 2006 pre-recession all time high in Palm Springs by almost 6%!  Meanwhile, the average median price in the other 8 cities in the Coachella Valley, remains over 20% below the 2006 all time high.  

Palm Springs real estate is hot!  And projections are for continued growth in 2018.

Manufactured homes have increased 4 times more than single family homes in Palm Springs!


In south Palm Springs, the median price for manufactured homes is up 26% in 2017 compared to 2016. (www.theMLS.com).   By comparison, for single family homes in Palm Springs, the median price is up 6.6%.  (Palm Springs Assoc of Realtors Market Watch, October 2017). 

RESULTS:  MANUFACTURED HOMES HAVE GONE UP 4 TIMES MORE THAN SINGLE FAMILY HOMES IN PALM SPRINGS in 2017.
